​Landowner groups literally offer "power in numbers". The power a group of landowners has negotiating oil and gas lease terms over individual landowners is no comparison. Oil companies are much more agreeable to the terms of multiple landowners as opposed to individuals. 

Landowner associations also expose group members to larger and increased lease BONUS and royalty offers. The Utica Shale will be developed with horizontal drilling technology. Horizontally drilled wells develop hundreds of acres as opposed to conventional, vertical wells. Thus, the oil companies need hundreds and thousands of acres to develop these type of wells. Landowner groups present an opportunity to oil companies to pick up large tracts of leases in one negotation as opposed to negotiating hundreds of individuals deals. For that opportunity oil and gas companies are willing to negotiate more with a landower group as opposed to an individual landowner. 

Our goal when representing landowners with their oil and gas lease negotiations is to put them in the best possible position to gain from their natural resources. SOEC ensures as little impact as possible on their land by negotiating landowner friendly lease terms. We have the knowledge and experience to advise our clients on what should be in a good, landowner agreement.
Company Goal
SOEC represent landowner organized, non-profit groups. The groups are managed and organized by landowners within the group with the ultimate goal of educating landowners, improving lease terms, and increasing bonus money/royalties.

SOEC asks for landowner group members to commit themselves to being a member of a group for a term of no more than 10 months by executing and returning a landowner agreement. By signing a letter of commitment and becoming a group member you are agreeing to not enter into an oil and gas lease or enter into membership of another landowner association during that 10 month membership. 

SOEC assists group leaders in growing the group, organizing meetings, scheduling guest speakers and establishing meeting locations. Once a group has grown to a marketable size, SOEC maps all the acreage with GIS mapping software and immediately begins marketing the group to potential oil and gas companies seeking Utica Shale acerage. SOEC utilizes its extensive network of contacts and resources within the oil and gas industry to secure multiple offers for the group.

What Are SOEC's Fees?
There are multiple attorney firms offering representation for landowner groups throughout southern Ohio at fees ranging from 1 - 10% of the upfront signing bonus. However, SOEC has actual oil and gas professionals representing you. SOEC are oil and gas professionals from southern Ohio that understand every aspect of the leasing and development process. SOEC fees are 1% of the upfront signing bonus. More importantly if group members don't recieve an upfront lease signing bonus, SOEC recieves no fees of any kind from landowner group members. 
*As part of the landowner agreement, no landowner has to sign or commit to a lease brought to the group by SOEC.
